Project Focus: Bespoke Modular Buildings

Selectequip created a series of fabricated modular buildings for Aggregate Industries Peterborough to provide a fully modular office and laboratory system.

Discover how we took this project from concept to completion, from the initial Site Survey to the Installation. 

The Client Requirements 

Our client, Aggregate Industries, reached out to us with their requirements for a new series of fabricated modular buildings for their Peterborough site. 

This new building system would house a series of Asphalt and Aggregates Laboratories. Aggregate Industries Peterborough is one of just three sites in the UK with this level of testing capability, so the project had to be seamless throughout, with minimal disruption to the critical daily operations. 

These new buildings also needed to be fully modular to rapidly react to the team’s changing requirements. 

Survey

Our National Signage & Projects Manager, Gareth Walton, then met with Aggregate Industries to discuss their requirements. Gareth then created a detailed design specification to ensure that we could tick all of the boxes for the customer. 

The next step was to conduct a Site Survey. Gareth undertook a Site Survey at Aggregate Industries Peterborough, surveying and CAT scanning the ground to double-check that it was safe to excavate.

Specification & Design

The first stage of the specification was to provide a complete blueprint layout of the fabricated modular buildings to confirm that Aggregate Industries were happy with the details. 

Our team created a detailed design specification – carefully selecting materials and bespoke features to best fulfil the client’s requirements. 

Gareth selected a 60ml PU insulation to provide exceptional climate control for the ceilings, walls, and floors. This type of thermal insulation would retain heat in the colder seasons and deflect heat in warmer temperatures. 

The fabricated modular buildings were also fortified with stainless steel doors and shutters, and double-glazed PVC windows were used to provide optimum insulation.

Once the specification was agreed upon, Gareth conducted a RAMS to mitigate any risks in advance. Finally, Gareth created a Construction Phase Plan to give the customer a step-by-step project timeline. This is how Gareth helped minimise disruption to the site’s critical daily operations throughout the project. 

After these checks had taken place, the demolition commenced!

Civils

Selectequip managed the demolition and disposal of the previous buildings on site to make way for the new Fabricated Modular Building System. 

After these buildings were removed, the foundations were excavated and reinforced. The formwork was installed around the area – ready for the 97 m3 concrete pour. 

Installation

The modular buildings were part-fabricated at our production facility and then transported to the site ready to be craned into position. This ensured minimal disruption to site operations and sped up the production process significantly.

Next, weather seals were installed to protect the buildings in all-weather conditions. Finally, the internal doorways were installed, and the mains were connected. 

Gareth and the team then conducted a final quality inspection for Aggregate Industries. 

After the final quality assurance, Gareth provided a Health and Safety file and warranty certificates to the Aggregate Industries team. 

Check-In 

A month after this handover, Gareth checked into Aggregates Industries Peterborough to see how the team were doing. It was great to see that the daily operations had resumed, with the team all working from their new laboratories. The feedback from the team was fantastic, and the project has been a resounding success.
